General Terms and Conditions

Prices
All prices are per day and apartment for an occupancy of 2 persons. The price includes accommodation, bed linen, heating, water and electricity, final cleaning and all fees and taxes, with the exception of the local tax. The amount of the local tax is calculated on the basis of the municipal ordinance in force at the time of the stay in the municipal area (2025: Euro 2.20 per day and person aged 14 and over).

The surcharge for each additional person is:
For children from 0 to 13 years: Euro 10.00 per night.
For persons aged 14 and over: Euro 20.00 per night.

Payment
You can pay with cash (for amounts under EUR 3,000.00), debit card or credit card.

Arrival and departure
The holiday apartments are ready for occupancy from 3 p.m. on the day of arrival.
On the day of departure we ask you to vacate the apartments by 10 a.m.

Booking
Please note: The booking becomes binding upon payment of a deposit to confirm the booking and the sending of the booking confirmation. The amount of the deposit is 30% of the agreed total price.

Cancellation conditions according to Article 1382 of the Civil Code
There is no right of cancellation within the meaning of the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions in accordance with Article 1382 of the Civil Code:

The reservation can be cancelled up to 30 days before the day of arrival without paying a cancellation fee. The deposit already paid will be refunded in full.

In the event of cancellation by the guest between the 30th day before the agreed arrival date and the arrival date itself, the guest is obliged to pay the following cancellation fees:

• Cancellation between 30 days and 7 days before the day of arrival: 70 % of the agreed total price
• Cancellation less than 7 days before the day of arrival: 90 % of the agreed total price
• In the event of early departure, late arrival or non-appearance of the guest, the fee for the entire booking period is owed in full.

The deposit already paid will be offset against the cancellation fees.
Please inform us in good time if you are unable to start your holiday.

Travel cancellation insurance
We recommend that you take out “Red Rooster Cancellation Protection” when you book your stay. This will cover the cancellation fees and you can look forward to your holiday without any worries. You can find more information about the costs and taking out travel cancellation insurance here.

Südtirol Guest Pass
Upon completion of the accommodation contract, the guest will be issued with the Südtirol Guest Pass (hereinafter referred to as the Guest Pass), which is valid for the entire duration of their stay, from 0:00 am on the day of arrival until 11:59 pm on the day of departure, in accordance with resolution no. 732/2022 of the South Tyrolean provincial government. The Guest Pass includes the use of all public transport within the südtirolmobil network area. You can find detailed information here.

The only South Tyrolean-wide provider of the Guest Pass is the Mobility Consortium, which was appointed as the uniform coordinating body in accordance with the above provincial government resolution by the Provincial Association of Tourism Organisations in South Tyrol (LTS) on 16.11.2022. The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass will be communicated by the third party responsible for issuing and managing the Guest Pass.
